Job Title: Controller –Real Estate Fund

Job Overview:
The Controller for the Family Office Real Estate Fund will be responsible for overseeing and managing all accounting, financial reporting, and control functions for the real estate investments within the family office. This role requires a hands-on professional with a deep understanding of real estate fund operations, as well as the ability to collaborate with senior leadership to provide accurate and timely financial insights. The Controller will play a key role in managing cash flow, budgeting, forecasting, and ensuring compliance with relevant tax laws and regulations. The Controller will also be eligible to take over the responsibilities of the current CFO as they move toward retirement over the next 12-36 months.
Key Responsibilities:

Financial Management & Reporting:
- Oversee the day-to-day accounting operations, including maintaining the general ledger, accounts payable, accounts receivable, and payroll.
- Prepare and present monthly, quarterly, and annual financial statements and management reports for senior leadership.
- Manage the consolidation and reporting of multiple real estate investments, including asset-level financials and fund-level reporting.
- Prepare financial statements in accordance with agreed-upon procedures and policies.

Tax Compliance & Planning:
- Coordinate and oversee tax reporting, including property, partnership, and corporate taxes.
- Work closely with external auditors and tax professionals to ensure accurate tax filings and compliance.
- Implement tax strategies to maximize the tax benefits for the fund and investors including estate planning.

Budgeting & Forecasting:
- Develop and manage annual budgets, including property-level budgets and overall fund-level forecasts.
- Monitor cash flow and liquidity, ensuring adequate funding for operations and capital expenditures.
- Provide financial insights and analysis to inform investment decisions and performance monitoring.

Internal Controls & Compliance:
- Implement and maintain strong internal controls to safeguard the family office’s assets.
- Develop and maintain accounting policies, procedures, and workflows.
- Ensure compliance with partnership agreements, loan covenants, and other regulatory and contractual obligations.

Investor Relations & Reporting:
- Prepare investor reporting, including capital calls, distributions, and fund performance metrics.
- Provide regular updates on financial performance and key investment metrics to family members and other stakeholders.

Team Leadership & Development:
- Supervise and mentor accounting staff, ensuring proper training and development.
- Collaborate with the investment team, property managers, and other key stakeholders to support real estate operations.
Qualifications:
- Education: Bachelor’s degree in Accounting, Finance, or a related field. CPA designation required; MBA or other advanced degrees a plus.
- Experience: 7+ years of accounting experience, with at least 3-5 years in a senior accounting or controller role within real estate or investment management.

Technical Skills:
- Strong knowledge of real estate accounting, fund structures, and partnership accounting.
- Experience with real estate fund reporting, waterfall structures, and investor distributions.
- Proficient in accounting software and systems (e.g., Yardi, MRI, or similar platforms).
- Advanced Excel skills and the ability to analyze complex financial data.
